There are many people who do and are very skilled at doing it. However, to be a good real estate photographer and great the best shots of different properties there are a few tricks of the trade.
If you are interested in taking property photos then after reading this article, give us a call. Our over a decade’s experience in real estate selling and photography can get you on the right track to being a very good estate photographer.
Take a few minutes first to read our content so that you will know what is expected of you and your photos.
The following tips will be applicable to both real estate photography for agents and real estate photography for Instagram. There is not much difference between the two areas and what you need to do for the latter to enhance those photos will be explained later.
Real estate is very professional. You can lose many sales by acting in an unprofessional manner and one thing is also guaranteed, you won’t make many sales if you are not professional.
This attitude extends to taking photographs of the properties you want to sell. When you make an appointment to photograph the seller’s home, be on time and if you are going to be late, call them and let them know.
Then make sure you take very professional photographs. Those photos are the extension of the estate agent’s image and if the pictures look bad, so does the agent.
Research is not just for writing term papers. You need to do your real estate photograph research to make sure you capture those homes in their best light and format.
Get the Multi list, exterior, and interior home magazines, and even watch those home shows on television. All of these sources will help you learn how to take the best picture possible.
Use those sources to help you develop your own professional style. The photographs should not insult the owners either. Make sure they make the home look great.
If you need help, create a file of the shots you liked to help you with your current picture-taking time.
This may not seem like the best of ideas but it brings out the best in the room. To stage a room you should do the following things:
For the front or exterior of the home, you want to make sure the photos have great curb appeal. Find the angle that makes the home look its best when prospective buyers are viewing it from the street.
There is a lot of work depersonalizing a home and showing each room in its best way. Keep the rooms clean and light.
Don’t airbrush imperfections out of the photo, do not hide brown spots in the yard, and do not add images that are not there on the property already. Buyers do not like being deceived and you can lose sales by upgrading the property when it has not been upgraded.
Plus, you may run into some legal trouble if you are found out. Always be honest with your photos and if an estate agent asks you to make those changes, politely refuse. Your career could be in jeopardy if you follow their wishes.
The best thing to do is take the best photos from the best angles so that prospective buyers get an honest view of the home.
The estate agent may say they only 15 to 20 pictures for their ads and listings but that does not mean they only want 15 to 20 photographs of the home. Estate agents like to pick out the pictures they think will show the home in the best light.
That means that you should give the estate agent at least double the photographs or more. Your job is to just take, develop and deliver the photos. Let the agents decide which ones will be best for their purpose.
Just charge for the number of photos you will be delivering so your costs are covered as well.
All of the above will apply here but with Instagram, you are using a totally different media to get those photos in front of Instagram users. There are some additional requirements you should follow to make sure your photos are seen.
Stick to that schedule. You will want the Instagram algorithm to recognize you as a regular contributor and start suggesting your site to interested parties. Make connections with popular members to help get the word out about your business.
Instagram allows the use of about 30 hashtags per post so use them all. Post different photos with different props or angles and then construct a hashtag to draw the attention of other Instagram users.
Let your clients, homeowners, landscapers, and interior designers know you are featuring their work and photos in your account. This will help you get referrals which is what you are after when you open an Instagram account.
Write about yourself, and your techniques, and create a nice Instagram story out of you and your work. People love to read these bios and they can help draw interested people who may hire you for their projects.
