Upon agreement, the expert negotiators will contact your solicitor and the buyer's solicitor, prepare the memorandum of sale, and prepare the confirmation documents.
Your representative will prepare a draft contract to detail the terms of the sale and forward it to the buyers' solicitor with all relevant documents. The buyer's solicitor will then start the preliminary checks. They will check the Title Deeds and Lease (if applicable), and carry out local searches.
Note that an offer is not legally binding in England until contracts have been exchanged, meaning your buyer could change their minds without financial loss.
Once both parties sign the contracts, the contract will become legally binding, and the solicitor will request the buyer's deposit. After this stage, if the deal falls through, the deposit is forfeited. A completion date is set and agreed upon by both you and the purchaser.
