How can a UK resident buy property in Dubai? Freehold rules, the transfer steps, costs to budget for and the UK tax points to check first.
British residents can buy property in Dubai, including from the UK, as long as the property is in a freehold area. You do not need to live in the UAE to own freehold property there. The process runs from choosing a property to registering the sale at the Dubai Land Department (DLD), and most of it can be planned from London before you travel.
This guide walks through the steps in order, the costs to budget for, and the UK points that are easy to miss. TRPE has offices in London and Dubai, and the Dubai office (trpe.ae) handles sales, leasing, off-plan and property management.
Yes. The UAE government states that foreigners who do not live in the UAE, as well as expatriate residents, may acquire freehold ownership rights in Dubai, and that usufruct and leasehold rights of up to 99 years are also available. You can read the wording on the UAE government page on expatriates buying property.
The key limit is location. The Dubai Land Department says non-citizens can own property only in areas designated as freehold. Before you fall for a listing, confirm that the building or community is freehold. TRPE's guide to freehold property in Dubai, ownership rights and fees explains the difference between freehold and leasehold in plain terms.
There is no UK equivalent of a residency test for buying. Owning the property does not make you a UAE resident, and it does not change your UK tax residence.
TRPE's buying property process sets out the sequence below. The order is the same whether you are in London or Dubai.
If you cannot attend in person, ask early whether someone can act for you. Rules on powers of attorney and remote signing depend on the trustee office, so get the requirement in writing before you commit to a date.
Budget for more than the price on the listing. The figures below come from TRPE's published fee guide, which cites the DLD schedule as current in August 2026. Fees change, so confirm each one before you transfer.
| Cost | Amount | Usually paid by |
|---|---|---|
| DLD transfer fee | 4% of the purchase price | Buyer in practice |
| Trustee office fee | AED 4,200 including VAT (AED 2,100 below AED 500,000) | Buyer |
| Title deed issue | About AED 500 in total | Buyer |
| Agency commission (resale) | 2% plus VAT | Buyer |
| Mortgage registration | 0.25% of the loan plus about AED 290 | Buyer, if borrowing |
The full breakdown is in Dubai Land Department fees for 2026, and the same guide series explains service charges and other items people overlook.
Prices are in dirhams. The pound to dirham rate moves daily, so convert at the live rate on the day you transfer money, and ask your bank what it charges for the foreign exchange. A small difference in rate matters on a large transfer.
Mortgage. A UK lender may not lend against a property in the UAE. Ask yours directly. If you borrow in the UAE, lenders there set their own rules for non-residents, so get a decision in principle before you make an offer.
Tax. The UK government says that if you are UK resident for tax, you will normally pay tax on your foreign income. Rental income from overseas property is listed as an example, and it is usually reported on a Self Assessment return. If the same income is taxed in two countries, you may be able to claim relief. Read the gov.uk guidance on tax on foreign income and take advice from a UK tax adviser about your own position, including any capital gains when you sell.
Moving money. Keep a record of where the funds came from. Banks and trustee offices ask for proof, and it saves delays.
Visa option. A property worth AED 2 million or more can lead to a Golden Visa application. That is covered in our separate guide for UK investors. It is a reason to check the price band before you search, not a reason to overpay.
Before you commit, put these to the seller or the developer in writing. Is the building in a freehold area? What is the current annual service charge, and is it paid up to date? Is there a mortgage on the property that must be cleared at transfer? Is a developer NOC needed, and who pays for it? For a tenanted property, when does the lease end and what rent is being paid? A clear written answer to each one protects you when you are buying at a distance and cannot walk the building yourself.
Parts of the process can be done remotely, including searching, viewings by video and agreeing terms. The transfer itself happens at a DLD trustee office. Ask what is needed if someone else is to act for you.
No. The UAE government says non-residents may acquire freehold ownership rights in Dubai. Owning property does not give you residency automatically.
Only areas designated as freehold. Check the status of the specific building before you pay a deposit.
TRPE's fee guide lists a 4% DLD transfer fee, trustee and title fees, and 2% plus VAT agency commission on resales. Confirm all figures before transfer.
If you are UK resident for tax, overseas rental income is usually taxable in the UK and reported on Self Assessment, with possible relief where tax is paid abroad. Speak to a UK tax adviser.
