What does the UAE Golden Visa through property need? AED 2 million, conditions, documents, published fees and UK points for British investors.
A property bought for AED 2 million or more can lead to a 10-year renewable UAE residence permit, according to the Dubai Land Department (DLD). The buyer applies through the DLD's investor Golden Visa service, and the applicant must be in the UAE when applying. This guide covers who qualifies, what the DLD asks for, the published costs and the UK points to think about.
TRPE has offices in London and Dubai, and the Dubai office (trpe.ae) handles sales, leasing, off-plan and property management. Rules change, so check the official pages linked below before you act.
The DLD's Golden Visa investor service says investors who own property with a purchase value of at least AED 2 million can apply for a 10-year renewable residence permit. The spouse, children and parents can be sponsored.
One point deserves care. The UAE government's Golden visa overview lists real estate investments with a minimum capital of AED 2 million, but shows 5 years for real estate and 10 years for public investments, without explaining the difference. The DLD service page, which is the one that handles Dubai property applications, states 10 years. Confirm the duration on the DLD page at the time you apply.
The visa depends on the property value, not on you living in Dubai. A UK resident can hold the property and the visa, but the practical steps need you to be in the UAE at least once.
According to the DLD service page:
Because the property must be wholly owned by you, a purchase held jointly with a partner needs thought before you buy. Ask the DLD or a qualified adviser how your intended ownership structure is treated. This guide does not assume an answer.
Off-plan is a separate question. The DLD page speaks of purchase value and does not describe off-plan cases. TRPE's guide to the Golden Visa through off-plan property in Dubai says eligibility depends on the registered value and that the amount paid may matter, and that it gives no payment percentages because they change. Treat that as a prompt to ask the DLD before paying a deposit, not as a guarantee.
The DLD lists these documents: passport, e-Certificate of Title or title deed, a personal photo, plus your UAE ID and current residence permit if you have them. The steps are:
The DLD gives a processing time of 7 to 10 business days. Plan a trip around the medical and the service centre visit, and build in time for the title deed to be issued first if you are buying a ready property. TRPE's guide to Dubai Land Department fees for 2026 covers the purchase side.
The DLD page lists these fees for the 10-year permit.
| Item | Amount (AED) |
|---|---|
| Medical examination | 700 |
| Emirates ID (10 years) | 1,153 |
| Residency permit confirmation (10 years) | 2,856.75 |
| Dubai Land Department fees | 4,020 |
| Administrative fees | 1,155 |
| Total | 9,884.75 |
For family members, the page lists AED 5,774.50 for a 10-year family residence permit, plus AED 318.75 to open the family sponsorship file, and AED 5,774.50 for a parent's permit. Each sponsored person adds AED 100. These are the DLD's published figures at the time of writing, and they may change. Convert to pounds at the live rate on the day you pay.
The DLD says spouse, children and parents can be sponsored. For a spouse and children, it lists a certified marriage contract, certified birth certificates, health insurance, a recent photo and an IBAN. For parents, it lists a certified dependency certificate from the consulate. If your documents are issued in the UK, ask early what certification and translation are needed, because that is often the slowest part.
Because the applicant must attend in person, treat the visa as a separate trip from the purchase. Before you fly, gather the title deed or e-Certificate of Title, your passport, a photo that meets the requirements and, if you have a mortgage, the bank letter. Check that your passport has enough validity left. Book the medical and service centre visit for the same stay, since the DLD lists the medical examination at the centre as part of the process. Keep digital copies of everything, and keep the receipts for each fee, because you may need them when the permit is renewed.
The UK government says your residence status decides whether you pay UK tax on foreign income. If you are UK resident for tax, you will normally pay tax on your foreign income, and it lists rental income on overseas property as an example. You usually report it on a Self Assessment return, and you may be able to claim relief if it is taxed in more than one country. See gov.uk on tax on foreign income, then take advice from a UK tax adviser on your own case, particularly if you plan to spend more time in the UAE and want to know whether that changes your status.
Also decide whether the property makes sense without the visa. The visa is a benefit, not the investment case. Check price, location, service charge and rent first, then the visa second. Browse Dubai properties for sale or off-plan projects once you have a budget at or above the threshold.
The DLD says the property purchase value must be at least AED 2 million.
The DLD service page states a 10-year renewable permit. The UAE government overview shows 5 years for real estate, so confirm the current term with the DLD.
The DLD says a mortgaged property needs a bank no-objection letter stating the amount paid and the balance, and a letter showing AED 2 million paid.
Yes. The applicant must be inside the UAE and attend in person. Representatives are not permitted to apply.
The DLD says spouse, children and parents can be sponsored, with extra fees and documents.
gov.uk says your UK residence status decides whether foreign income is taxed in the UK. Ask a UK tax adviser whether a UAE permit or time spent abroad affects yours.
