It wasn’t always so but as the centuries passed Paddington became closer and closer to the heart of London as developments pushed the city limits beyond their original markers.
But Paddington did not grow as quickly as other new neighbourhoods devoured by the city. Part of the reason for that was the use of the Tyburn gallows tree. When public executions stopped in the late 18th century, a population boom began in the very early 19th century.
From there, the village grew until it encompassed Hyde Estate, Tyburn, and reached to Notting Hill. Its northern boundary reaches just over the A 40 and bounds Marylebone on the East. The southern boundary is against Hyde Park and ends at Marble Arch.
It is a very exclusive area to live in with a very rich history including a very migrant population in the late 19th century. Many of the old grand Victorian homes had to be demolished due to their deteriorating decline over the years.
The areas of Paddington were rebuilt but its bad reputation remained for many decades after that regeneration. It wasn’t until about the 1980s that the area became a very popular and trendy place to live, driving up home prices as well as improving on home designs.
Paddington Real Estate Values
This is an area that has gone from being a slum to a very exclusive place to live. There are many fine luxury homes in the neighbourhood that help lift all the real estate values.
It may be a tough neighbourhood to move into as the cheapest home for sale is just under £600,000 approx. On average flats are selling for and valued at roughly £1,000,000 while terraced homes are valued on average at £2,000,000.
The real value is in the many semi-detached homes. Their average worth is touching £3,500,000 and detached homes have no data at this time. The bad news is not in the high real estate value for this region of London.
The problem is that there are so few homes for sale in this neighbourhood. People have moved in and their families have decided to stay in the area. This fact makes Paddington a very strict seller’s market.
You may not find any motivated sellers in this region. Some home values have almost gone up 10 times since the last time they were sold 7 years ago. That is the type of market you can expect in this region.
