Hampstead is a historic village in north London, in the London Borough of Camden and the NW3 postcode, on the edge of Hampstead Heath. With its hilly lanes, Georgian houses and village high street, it is one of London's most sought-after places to live.

Living in Hampstead

The heart of Hampstead is Hampstead High Street and Heath Street, with cafés, restaurants, pubs and independent shops, and narrow lanes such as Flask Walk and Church Row. The 790-acre Hampstead Heath has swimming ponds, woodland, the view from Parliament Hill and Kenwood House. Writers and artists have lived here for centuries, and many houses carry English Heritage blue plaques; Keats House, Burgh House and the Freud Museum are open to visitors.

Hampstead's homes range from Georgian townhouses and Victorian villas to Arts and Crafts houses, mansion flats and conversions. Family houses near the Heath and in the conservation areas around the village are the most sought after, and come up for sale relatively rarely. Flats in converted houses are the most common way into the area.

Getting around

Hampstead station on the Northern line is the deepest on the Underground, with direct trains to the West End and the City. The Overground stops at Hampstead Heath and Finchley Road & Frognal, and Belsize Park (Northern line) serves the south of the area.

Hampstead is one of north London's most expensive areas, particularly for houses. Village life and the Heath are a big part of what buyers and renters pay for.

Hampstead is in the NW3 postcode, which also covers Belsize Park, South Hampstead, Frognal and parts of Swiss Cottage. Highgate (N6) is across the Heath to the east, and West Hampstead is in NW6.

Across the London Borough of Camden, the average price paid for a home was about £798,000. Flats and maisonettes averaged about £657,000, and terraced houses about £1.53 million. Hampstead's period houses sit well above the borough average.
